$8.8 Million Industrial Acquisition | 1433 Massaro Boulevard

A valuation-driven acquisition strategy executed within the time constraints of a 1031 exchange.

Challenge

Repeat clients needed to identify and acquire replacement real estate within the strict timeline associated with a 1031 exchange. One potentially attractive industrial property had been excluded from the original search because its $12.5 million asking price was well above the client's target.

ProTech Strategy

Recognizing that asking price and market value are not necessarily the same, Michael Bruni recommended broadening the search to include properties that appeared overpriced but otherwise satisfied the client's investment criteria. Following a price reduction at 1433 Massaro Boulevard, ProTech prepared a Broker Opinion of Value and concluded that the property remained overpriced. ProTech recommended an $8.8 million offer based on its valuation analysis.

Result: The $8.8 million offer was accepted, allowing the clients to complete the acquisition within their 1031-exchange strategy. Since the acquisition, the owners have continued to receive unsolicited interest from prospective buyers.
