Industrial Pricing Remains Strong While Buyers Become More Selective

The Tampa Bay industrial real estate market continued to demonstrate resilience during the first half of 2026. Transaction activity moderated, but pricing remained firm across Hillsborough, Pinellas and Pasco counties as demand for quality industrial assets continued to outpace supply in many segments.

ProTech's Q2 2026 Industrial Market Intelligence analysis reviewed more than 500 industrial sales across the Tampa Bay region to identify practical takeaways for owners, investors, developers and business operators.

Executive Summary

The first half of 2026 produced 181 industrial sales totaling approximately $569 million across the tri-county region. Median sale prices and price per square foot continued to trend upward, showing that buyers remained willing to pay premium pricing for well-located, functional industrial assets.

Across the region, median pricing reached approximately $162.27/SF and the median sale price reached approximately $835,000.

The ProTech Take

The market is shifting from broad appreciation toward more property-specific valuation. Buyers are increasingly focused on functionality, modern layouts, excess land, outdoor storage, expansion capability and transportation access.

Small-Bay Industrial

Buildings under 10,000 square feet remain highly competitive because of strong owner-user demand and limited inventory.

Contractor Yard & Industrial Outdoor Storage

Properties with usable outdoor storage continue to command attention from contractors, distributors and service businesses.

Redevelopment Opportunities

Older industrial assets on larger parcels continue to attract buyers seeking redevelopment or adaptive-reuse potential.

Looking Ahead

Demand is expected to remain strongest for small-bay industrial, contractor yards, distribution facilities, industrial land and flex-industrial space. Pricing is likely to become increasingly property-specific as buyers stay disciplined.
