Corporate Office Relocation & Lease Negotiation

Challenge

An IT company needed to relocate after outgrowing its existing office and learning that its lease would not be renewed because the property owner intended to sell the office complex. The CEO was located outside the market, the company had a defined monthly occupancy budget, and management initially preferred Class A downtown office space.

ProTech Strategy

Michael worked directly with the CEO and designated company representatives to evaluate the relocation. Rather than simply pursuing the initial preference, ProTech analyzed the economics of Class A downtown alternatives and demonstrated how those costs compared with the company's budget. ProTech then identified alternatives that better balanced image, functionality, cost and long-term financial objectives.

Result: Management selected one of the recommended alternatives. ProTech negotiated lease terms that included a substantial reduction in rental rate and the transfer of certain tenant responsibilities to the landlord, reducing both occupancy costs and operating obligations.
